While it's true that the warmer months are busy in the real estate world, don't be scared off by the cooler months. Without a doubt, New England looks its best in the fall. There's nothing like vibrant foliage that pops against a bright blue sky, and fall decor conjures up some of the warmest, most welcoming feelings. You can take advantage of the season by listing your house now and letting nature do most of the work for you. When buyers look through your listing photos, they'll almost be able to hear the leaves crunching under their feet as they make their way to the door!

2. Reduced Inventory

In most areas, the number of available homes on the market has reduced since the summer peak. What remains are mostly properties that have been on the market for a long time. If you price your house right, it will stand out to buyers who are looking for something new to hit the market.

3. Low Mortgage Rates

This week, the average rate for a 30-year fixed conventional mortgage fell to 3.77%. Rates were over 5% a year ago! This is a perfect opportunity for buyers on the fence to make the commitment.

4. New Buyer Demographics

More than half of all buyers don't have children at home, which means there's no rush to be settled in a new home for the start of the school year. For these buyers, fall is the perfect time to buy--it's right between summer (vacation season!) and the holidays. List your house now, and both you and your buyers can be settled in your new homes in time for the holidays! Additionally, some of these buyers are motivated by financial/tax purposes and will want to purchase before the year ends.
